Building an Attefallshus follows the same construction principles as building a traditional house. While retaining all essential functions, Attefallshus are designed on a much smaller scale.
At Hus i Bergslagen, we can produce and install any Attefallshus design you dream of. Simply browse the internet for inspiration, find a design you like, and send it to us for a customized quotation.
In some cases, the size and shape of an Attefallshus prevent it from being fully constructed in a factory, as it may exceed transportation limits. While we are capable of producing and installing Attefallshus throughout Sweden, offering turnkey projects outside the Örebro län area is not always cost-effective for either party. In such cases, it’s often more economical to work with local contractors for project completion.
We’ve taken these considerations seriously in developing our Nästlet project. By constructing the entire unit in one location, we eliminate the need for multiple subcontractors, significantly reducing costs. This approach allows us to offer competitive pricing or reinvest the savings into higher-quality materials, ensuring superior results for our clients.
Attefallshus definition and regulations
What is an Attefallshus?
Building permits are typically required for new constructions, but Attefallshus are exempt from this requirement. A building permit is also not needed for extending an existing Attefallshus, provided that all the requirements for Attefallshus are met. However, in most cases, a notification is required for both new constructions and extensions.
What regulations need to be followed:

There must be an existing single-family or two-family house on the property.

It must be an accessory building or an accessory dwelling house.

The maximum area may not exceed 30.0 m².

The ridge height may not exceed 4.0 meters.

It must be freestanding.

It must be located in close proximity to the existing single-family or two-family house.

It must be at least 4.5 meters away from the property boundary.

It must be at least 30.0 meters away from railway tracks.
-
It must not be built near buildings or in areas considered to have particular cultural or historical value.

The detailed development plan for the area must not impose additional building permit requirements for Attefallshus.

If it is an accessory dwelling house, it must not be located within or near areas of national interest for country defense.
